Dholera SIR is a greenfield industrial city planned and located in the state of Gujarat, approximately 100 km SW of Ahmedabad. Located in the home state of Honorable Prime Minister, Mr. Narendra Modi, Dholera is envisaged to be larger than Ahmedabad and is strategically located between Ahmedabad, Baroda, Rajkot and Bhavnagar – major cities of Gujarat.
The 920 sq km of the Dholera Industrial City area has a total developable area of about 580 sq km since one third of the area falls within the Coastal Regulation Zone (CRZ) boundary where development is restricted and is as per CRZ norms. Out of the 580 sq km the prime agricultural land has been preserved and a total area of about 422 sq km has been set for urban development.
Dholera SIR is set to become one of India’s most developed regions wherein all aspects of life, work and play seamlessly converge to create a world-class city. Dholera SIR is carefully planned and gone extra mile to make it the destination of our choice. Located in the Prime Minister’s home state of Gujarat and a part of his visionary plan, Dholera is extremely well connected to the rest of India and the world. It will be home to non-polluting industries. It will be the perfect place to set up large manufacturing units due to the availability of large land parcels. The following are the reasons for investing in Dholera SIR.
There are options for investment outside Dholera SIR also but it is advisable to invest inside Dholera SIR.
Dholera’s immediate City development area (Activation Area) is approximately 22.5 sq km (5,600 acres) expected to be operational by 2019.
We are selling the plots WITHIN Dholera-SIR region while many of the other plotting schemes are available outside SIR region. The benefit of SIR development and it's international standard infrastructure will be available only within Dholera SIR.
Some of our lands are near to 22.5 km Activity center (planned to be completed in phase 1 by 2019).

Dholera-SIR area consists of 22 villages namely - Ambali ,Bavliyari, Bhadiyad, Bhangadh, Bhimtalav, CHER, DHOLERA, Gogla, GORASU, Hebatpur, Kadipur, Khun, Mahadevpura, Mingalpur, Mundi, Ottariya, Panchi, Rahtalav, Sandhida, Sangasar, Sodhi, Zankhi. Unlike us, many of the other developers offer land OUTSIDE the SIR region. So be very very careful and buy land only within these 22 villages ONLY as you won't get much appreciation outside the SIR region in future.
We have Residential (for Bunglow or row house planning), Commercial (for Mall, Offices or Shops), Industrial (For Industries) lands and plots available for the buyer.
We have flexible payment options available for the buyer. Land / Plot Buyer have to pay only 0% down payment and rest of the land cost can be paid in installment over 72 installments.

Government of Gujarat has formed an SPV, Dholera International Airport Company Ltd. (DIACL) to facilitate the Dholera Airport Project. Airport Authority of India (AAI) and National Industrial Corridor Development & Implementation Trust (NICDIT) are the stakeholders of DIACL.
Defence, Aviation, Electronics, High Tech emerging technologies, Pharmaceuticals & Biotechnology, Heavy engineering, Auto & Auto ancillary, General Manufacturing, Agro & Food processing, Metals & Metallurgical products, etc. are the sectors identified with a high potential for Dholera Industrial City among other sectors. DSIR will be home to non-polluting industries, promoting a clean, green and sustainable urban development, which can contribute to the growth of the region and India.
